Labor Rates

Labor is calculated as a percentage of material cost, adjusted by roof pitch (steeper = more expensive), number of stories (higher = more labor), and complexity (dormers, valleys, and penetrations add time).

Tear-Off Costs

Removing one layer of old shingles runs about $1.20/sq ft. Two layers cost about $2.00/sq ft due to extra weight and disposal fees. If new decking is needed, costs jump to around $3.50/sq ft including plywood and labor.
